McLaren Design ran a competitive tender in 2025 and MDB was selected from a field of five builders. Once the tender was awarded, the client advised the price was over budget. The project could only go ahead if costs came down without losing what the parish needed.
Rather than walk away, MDB offered to work through value management with the client and the design team. Over three rounds of value engineering we reworked the structural design, reviewed and substituted materials across the project, and tested each change with the client until the price met their budget.
Construction began in May 2025 and finished on time in June 2026. The parish now has a modern office, a commercial kitchen and a conference room, with accessible parking and landscaped grounds. By working with the client rather than just pricing the drawings, MDB turned an over-budget tender into a building the church could afford.
